Look at 1-2 bedroom apartments in your area. Charge him half of that.


Charge him 1/2 the rent of a one bedroom, or 1/4 the rent of a two bedroom (if he had a two bedroom, he'd probably be splitting the rent with a roommate).

If your situation allows, put the money in an investment account for him, including starting an IRA.
