more of the cheaper houses sell. So in terms of "making a living" (there is a sweet spot I'm sure) you'd have to get more per house, if you only sold high end. But that really isn't my problem. I want to pay for the actual work done. If two agents are doing essentially the same work, same forms, same inspections (with rates adjusted for the incremental additional time it takes on a larger house) - they should get essentially the same pay.

Yes, high end people are fussier, need a little more hand holding and maybe an inspection, showing, etc. takes a little longer so there should be some adjustment. But it doesn't take 10 times the effort to sell a $4 million dollar house as it does a $400 K one. Not even close.

With a full 6% commission (regardless of how it is split - agents, broker, RE company) - that is saying it takes approximately 5.5 additional 40 hour weeks of work (not time on market, actual man hours of work) to sell a $4 million house than a $400 K house. At $1,000 an hour!
