Your condenser is not kicking in


Could be a couple of things. Could be power to your condenser. Or could be your condenser is dead. A good AC unit should last more than 12 years. There is also an electronic module that regulates current going to the compressor that could have gone bad. You need to get a pro to look at it. You can replace the thermostat and see, but it sounds like your compressor is shot.
