I believe majority of the land around the campus is residential


property. Good luck buying enough land to build a stadium if a lot of the property has affluent homes on it. Just to the north of campus is the Biltmore Golf Course. To the east of campus is a waterway (Coral Gables Canal?) that eventually dumps into the Atlantic Ocean. On the other side of the waterway is I think more residential property. Although there are probably some commercial property sprinkled in throughout that part of Coral Gables.

FWIW part of the Coral Gables Waterway runs through the main part of campus from University Lake to the south end of campus. Another section of the Coral Gables Waterway, which I don't believe connects to University Lake, runs out the north end of campus, around the eastern part of Biltmore Golf Course, and eventually connects to the Coral Gables Canal. Something else to consider is that the land in Coral Gables may be softer/marshier than other places because of all the waterways that exist in that part of Florida. So if the university wanted to build a football stadium closer to campus, then it could require a significant amount of dirt to be shipped in to firm up the land more to handle the weight of the stadium.
