Building a house right now. After looking into what we wanted, aka

Specs, neighborhood, etc. We found that while building we pay more upfront but are getting literally everything we want. We didn't even think about being able to afford to custom build the house we wanted. But after looking at real estate in and around Richmond, we were shocked at how expensive some of the homes were versus what needed to be done to them. We found out that after updating a older/slightly cheaper home would be the equivalent for us to build. Not to mention the inconvenience of living in a work zone.

Just all about research and finding the right builder/land. We got lucky to have found a small custom builder who owned the land which made everything a lot more simpler. We just put down a deposit upfront and we don't owe anything else until its completed.

It's not done yet, but so far we aren't regretting the decision.
