Need some selling home advice (inside)

Backstory - MIL passed away in January. Has SFH home in Sterling. Just got a home appraisal done since I wanted to know FMV.

nearby neighbor is somewhat interested in the house for his kid. This is our first option since we could bypass one or both agents.

But if this falls through other suggestions?

FSBO - Sounds like other agents blackball these homes?
Redfin - anybody used them? Pros\cons?
Traditional Real Estate Agent - my last choice
Other options\ideas?
