I would imagine the rent would stay the same until the lease is up

Once that happens than the landlord will make a business decision on whether or not the raise the rent and risk losing a good tenant or keep the rent the same and not have to worry about finding someone new.

I'm a landlord and when I have a good tenant, I don't raise the rent on renewal. The value of a good tenant out weights the hassle and risk of finding a new one.
