So we just walked away from a new home in Georgia -too picky?
We've lived in Colorado for 20+ years, and were looking at a transition to Georgia (Woodstock and north), to be near family and back in the southeast where I'm from (VA, obviously). And my wife and sister-in-law found a house over the weekend in Canton that they loved, and we made an offer, negotiated and it was accepted. I was headed there this weekend to see it.
Inspection was yesterday. It noted, among lesser things: cracks in the basement, some signs of moisture in the basement, some flashing and drainage issues at a few points on the roof, lichen on the roof, water leak signs on the ceiling of the kitchen and garage below upstairs bathrooms, multiple issues with the foundation and paver work of a deck and patio put in two years ago that were unclear whether there were permits given for the work, broken window seals on a few windows, some damaged wood work on a couple of external doors, and mold on a few attic roof joists that has probably been there for years.
In addition, the house was built in 2005, and had the original roof, water heater and HVAC system, all of which can start to fail at 15 years.
My view is that I could deal with the repairs or the major systems failing, but not both. Not the first few years. So we walked away within the 10-day period.
Too picky? I know Georgia is a wet climate and some of these things may be typical. Wondering whether I need to adjust my expectations. It's been 18 years since I bought a house, but I have seen approximately 1,247 episodes of House Hunters since then, so I'm knowledgeable, right? [Post edited by WestyHokie at 01/09/2020 10:01AM]
