Elberto mentioned below Sebonic and said he had 3% and no closing costs.
Actually, 3.25 and the 'no closing costs' (as I read his post again) was essentially how going to a new lender had him essentially skipping a payment that was equal to his closing costs.
I have not yet personally gotten a no closing costs quote, but figured to model that scenario as I presume I can get that, or close, with the higher interest rate.
