That's not entirely true
"Zoning" is not just about the wants of the people, but the technical ability of certain sized lots to handle the infrastructure (setbacks, septic issues if that applies, fire districts, etc.) associated with different zoning, including ADUs
The large lots, low density may technically support the type of structure(s) you want - but local people may still not want it, hence the HOA type and other restrictions. Lots of people move to these type areas BECAUSE the neighborhoods are "different". They want the big lots without ADUs and don't want people setting up AirBnB and the like. They value neighbors that are there permanently with the same type interests.
It's not that what you want is "bad", but if it was easy to make money/break even on an unique AirBnB with a great view, large lot, relatively close to a major metropolitan area, lots of tourist traffic - then everyone would do it. I hope you find it.
