Another thing could be that something is blocking the door

just 1" off the floor... for instance, the rollers might be hitting a piece of metal in the track at just the right spot that the obstruction sensor goes off and pulls the door back up. Maybe there is a bent piece of metal taht is just in the wrong spot to where on the third try, the roller doesn't hit it.

It would be easy to check for this. Just remove the door from the drive mechanism and open and close the door a couple times where it is sticking. If you feel some hesitation or a hard stop at the point, that would be the issue.

The tracks could also be too tight at that point, or you just need some lubrication. At the final point of closing, there is a lot of friction on the seals and the wheels in the track as the door is pressed into position.
