If you actually want a helpful answer, I'm not sure you can seed grass this late in the year. Grass should already be dormant.

If you REALLY can't wait until the spring (or better yet, next fall), then sod might be the only practical choice.

I can't imagine you could put seed down and actually have it germinate, take root, and survive the winter this late in the year.
