And also, as much as I like this guy, if one of them trips while running away from their theft because they're so scared, and injures themselves, he's probably looking at a large lawsuit. It shouldn't be so....but it often can be.

I remember a case the professor referenced in my Business Law class. There had been a lot of break-ins in a certain neighborhood. A family, while leaving for vacation, spilled something on the floor and didn't clean it up. A burglar slipped on it, got seriously injured and successfully sued the family (or their insurer) because they knew there had been a lot of break-ins, so therefore they couldn't leave their house like that as it was a hazard.
