And that may be another mortgage payment or two for the seller.

I know you're just ready to get it over. But you have an option to call the seller's bluff if you look at it from their viewpoint (they want to close too). A lot of that is convincing your own agent that the deal may not go thru if she doesn't make certain things happen. You may even ask if there's someone else at her agency that can push the sellers agent if she doesn't have success.
