Great deal. House was valued at about $150k higher than I bought it. The company moved the prior owner and needed to offload it in the height of the downturn. Got it $150k less + had them put a new roof on it before I moved in. 2005 construction. The back story on why I moved was that wife wanted to move for years as I bought house before we met property taxes went up 108% in my neighborhood in CLT and I said lets go. Gave her a budget and said look at 3 houses in CLT and 3 in a little town over the boarder of SC called Fort Mill for the same budget. Had my realtor tell me for each SC house what do you think this is worth in my old neighborhood? Answer was always 2x or 3x value of the home in CLT. Gave wife the choice twice the house and land, with better schools or stay by your friends. She begrudgingly moved and now loves it. All her choice I just outlined the pro/cons of each and let her decide.

Equity down + deal + advanced payments on mortgage = New house for $0 (unless I take a mortgage to buy more rental property ... but that is another post)

My current house is high end. Meaning I have 10-20 foot ceilings, 8-10" crown molding, Wayne's coating, coffered ceilings, etc. New house is much more normal nice construction, but middle/high end work, not a luxury class home IMO. Lot size likely also influences price here. Two "luxury" home neighborhoods in my city, this is one of them. Other one is on the nice end of normal.
