I had two garage doors replaced at our old home and the installer


(who had 10 years' experience) told me never to spray anything or use ANY grease (he was adamant) on the tracks. Clean them, if possible, but if the door doesn't track any better, it needs readjustment. Using spray lubes and greases builds up residual gradu (that may be gradieau in hoo lingo) and causes more problems than they temporarily fix.

Am not stating this as an expert, for I am a mere photographer who knows nothing about either garage door repair or the weather, but am relaying info from somebody who knows better.
