Recommend finding specific service companies near your rental unit...


...that you can call for HVAC, electrical, and/or plumbing work. Someone you have a relationship with, and not someone a renter will call out of the blue. Pretty clear the repair guy saw a blank check, and a new corvette on the horizon.
