Doesn't it turn yellow in Winter and creep into neighbors yards?

I love Zoysia grass but I've been reluctant to use it for above reasons. I understand you plant it in individual plugs rather than grass seed. If that's the case, how long does it take to spread through your yard, assuming your yard is about 1/4 acre.
