you give a coach a buyout like that and both parties are agreeing to a multi-year partnership that can survive a painful season or two because the pain of breaking the contract is even greater.

it's attractive to coaches because you're telling them "you have time to build your program, your way" and it's attractive to schools because it deters other schools from sniping their coach after a good season or two.
