Yep, losing an anchor isn't the worst thing for owner/investor


Assuming the space can be filled within a reasonable amount of time.

As you said, anchors pay much less per SqFt (compared to other tenants).

And if the anchor isn't driving much traffic (think of Sears & JCP), there isn't much trickle-down benefit to your other tenants & sales.

So you replace Sears with 3 restaurants, Dave & Busters, and a fitness gym --- not a bad trade-off.

(of course, in rural areas, this is easier said than done)
