We usually consult a realtor friend before things like this, which is what I would suggest you do since you say 2 years max. If you said 20, I would say do what you want and don’t worry about it. The short timeline of you moving may mean you won’t get the money out if you sell that soon.
If the shower is nasty and needs some work, I’m guessing new tile and maybe a little wall repair will be much cheaper than what you are talking about.
