I have two buildings, about 16 tenents


Really depends on how you buy it. They all make money in the long run, but the question is if you can make it work right away or close to it. I got lucky and bought "value add" properties that were profitable after a 12 month turnaround. Most look to make $100/month or more per door. I make about $350/door right now after expenses and feel pretty lucky. I sell though to a middle-class service buyer. I look for occupancy over rent profitability. My view is that the quickest way to lose money is vacancy.

I hope to have about 100 units within 5 years.
