Nimrods leave furniture in van.

Realtor does not remove furniture, nor insists they get it by a certain deadline.

Realtor lets someone else use van.

Realtor instructs them to leave the nimrod's furniture in the van and work around it,

Nimrod's furniture gets damaged.

Who is liable?

(personally I'd remove the furniture for several reasons)
