If the seller doesn't have to pay a commission, then they're going to be willing/able to sell the house for cheaper.

Of course, that's only a factor when it's a for sale by owner ... at least around here anyway. If the seller has an agent, then they force you to have an "agent" if you don't already have one (they assign you someone else from the seller's firm). It's a racket.
