I've had the same problems. Thought I had 2 different houses locked up


in the last month, only to either lose or walk away from both. The upside is our house has had time to get into shape.

Radon is a huge issue in Central Virginia. We're way above the norm. The first house we were in the gray area between 2 and 4 and the sellers didn't agree to do anything and the deal fell through over that and some DIY work they did that wasn't up to code and needed to be fixed. Their agent was a jerk, they were unreasonable in every negotiation, and the house is now back on the market and has been for 2 weeks.

The second house we offered an escalating contract up to $15K over the asking price and we still got outbid by $5K.

Now there's nothing on the market in our high school district that meets what we want. Waiting patiently for something to open up now.

By the way, interest rates are insanely low right now.
