1) Real estate agents are the scum of the earth - I think there are 7 'good' ones in America - ask for names of good ones family/friends may have used. I have bought 2x and sold 1x and every single time the agent lied straight to my face about things.
2) NEVER user anyone your real estate agent recommends - they only recommend their own people and not people looking after your interests - research and pick your own home inspector and if possible your own closing agent.
3) Follow #1 and #2 above.
