Key topics are age, crime, and comps


You want to know the age of the roof, ac units, water heater, furnace, and any remodels. Also get a check for mold, cat piss, and termites.

Find out the crime stats for the area over time to see if it is bad now and if it is increasing. Every area has some. So be aware of where you are looking.

Look at the yards of neighbors as well as their general outside upkeep to get a sense of the neighborhood and whether your home value will be impacted over time. Go with your gut on this aspect.

All of the above will impact the comps in the areas you look. If your home is over or under priced compared to similar in the area then find out why. It either means you have room to negotiate or that something may be off.
