Those are all fair observations....

and being closer to the situation in Blacksburg I defer to your read on that matter. My limited exposures have not given me the same feeling but, that does not mean you are wrong and it certainly is not enough evidence for me to assert I am right. Good discussion in my opinion. Thanks.
