There are a lot of variables here but my advice is install a mini split.


Are you a DIY'er that can handle the windows yourself? If so are you comfortable standing outside the windows on the roof where you'll have to do trim work and caulking? If not, factor in some ching for installation.

If the AC unit is 13 yrs old, it's probably got 3-5 left in 'er before she goes. Recommend getting a few HVAC peeps out there to ensure it's spec'd out correctly. If you need to go up in tonnage, quite often you'll have to replace all the ductwork too and a $4k project turns into a $7k project quickly.

My advice is install a mini split for under $2k for the second floor and of course, drink heavily.
