I have one that I use to own a vacation rental.

Rolled over $575k from a old 401k into a self-directed IRA, using IRA Services in CA as custodian. Had an attorney create a "checkbook LLC" where I bought a vacation rental in VA. Just can't use the rental myself or for immediate family. Set up an E-trade account from what was left over. I'm making about $40k a year on rental revenue (~15K net), plus whatever I end up on real estate when I eventually sell.
