HOAs….bless their little heart


I am so glad to finally sell my rental townhouse…the HOA is driving me nuts. As of Oct 2018 I am fully compliant and violation free. Get a great offer and order the HOA docs, in the docs I am in violation of 12 items…WTF!

My violations are for trash can in public view (neighbors trash can was out on trash day), no approval on file for the fence that is between house and garage (original structure), missing window screens (haven’t had them in 15 years), and a spot light original to the house (it was a model home so other houses don’t have – already had this “violation” closed in Oct 2018) etc…

How do I handle this one: missing shingles on the roof –I have provided a concession for the buyer in the settlement for a new roof?

Can the HOA/management company block the sale, or do I just need to fix what I can and have the buyer consent to the open items?

Been trying to talk to someone at the management company for two straight days and no call back. Frustrating!

It is so random who does this inspections. Last year I got a notice that my door and shutters are different colors – yes that is the design style in the Architecture requirements!
