I would read your HOA to see it can block the sale because there


are outstanding violations even if you passed them onto the buyer and the buyer is fully aware of them. I found this example of a HOA in Texas blocking a sale of the home simply because the owner didn't get prior approval before he replaced the roof. At first the HOA said the color of the roof was not in compliant with the rules, but later approved the roof that used the same material and color as the gentleman in the article.
