My experience on a HOAB in VA


The packet is a disclosure. The buyer has a period of time to back out, but why would they. Even if the violations were valid, doesn't sound like they'd be pricey to fix, cept the screens, since you are replacing roof anyways.
I haven't heard much, if ever, of a buyer backing out because of that "silly" stuff. If anybody backs out it's because the amount of the monthly fees, or what they don't cover, suddenly hits them, or because of projected special assessments.
Guess it will depend on how sensitive your buyer is, but still sucks they have to start out with dealing with the HOA stuff.
