I do think real estate agents provide a valuable service


I just don't think it is worth 3% of the price of the house.

I'd much rather see a base flat-fee for the agents. Maybe $500 for a seller's agent and $1000-1500 for a buyer's agent (they do all the work).

If an agent really does offer services that go above and beyond and want to (and can get away with) charging more, I'd be fine with that. Let us choose whether we want an aggressive marketing plan or just to see it listed on the MLS. But the idea that an agent makes 3% of the sale regardless of whether they ever really did anything has always rubbed me wrong.

Great agents should have a chance to prove they are great and get paid for it. Mediocre agents should not be paid the same.
